Roofing estimates are easiest to compare when measurement and scope are explicit. This template separates tear-off, the roof system, underlayment and accessories so the customer can see whether disposal, flashing and ventilation were included.
Replace the example square count and rates with your measurement report and supplier pricing. Record pitch, layers, access constraints and the deck-replacement method in the notes; those facts explain why two roofs with the same footprint can have different totals.
Specify the roof system, not just the shingle
Name the covering, underlayment, ice barrier, starter, ridge, flashing and ventilation included in the proposed system. If a component remains existing, say so. This makes the estimate reviewable and prevents accessories from becoming surprise extras.
State whether the measured quantity includes a waste factor and whether steep-slope, high-roof or restricted-access charges are included.
Handle unknown decking clearly
Deck condition often cannot be confirmed until tear-off. Describe how replacement will be measured and approved, such as a unit price per sheet, rather than guessing a hidden quantity into the base total.
Photograph discovered damage, obtain approval under the contract process and preserve the original estimate with the revised scope.
